Henderson has more listings, but buyers are still showing up
More supply and more demand at the same time. That is the clearest way to read Henderson right now. The Real Estate Data Aggregator counted 2,285 homes for sale across Henderson in the three months ending August 31, 2026, up 3.3% from a year before. At the same time, pending sales rose 4.2% to 1,718. Buyers are still moving. Sellers have more competition, but the buyers are there.
Realtor.com reported that the Las Vegas-Henderson-North Las Vegas median home price was $464,900 in September 2026. That sits right in the middle of what Henderson's own ZIP codes are doing. Some are above it, some below. Pricing to your ZIP matters more than ever.
What each ZIP code looked like
The Real Estate Data Aggregator tracked eight ZIP codes across Henderson for the three months ending August 31, 2026. Prices and pace varied quite a bit from one area to the next.
Where prices rose and where they dipped
Six of the eight ZIP codes saw prices climb year over year, according to the Real Estate Data Aggregator. ZIP 89012 led with a median of $587,500, up 10.5%. ZIP 89052 reached $649,950, up 8.3%. Not every area followed that path. ZIP 89074 dipped 9.6% to $445,000, and ZIP 89011 slipped 3.7% to $484,000. A dip in one ZIP does not mean the same for the next street over.
Buyers are still writing offers
Pending sales tell you how many buyers are actively under contract right now. The Real Estate Data Aggregator counted 246 pending sales in ZIP 89044, up 30.9% from a year before. ZIP 89074 added 12.2% more pending sales, reaching 193. ZIP 89011 held 422 pending sales, up 2.4%. Not every ZIP moved the same way. ZIP 89002 saw pending sales fall 7.5% to 136, and ZIP 89052 dipped 2.9% to 235.
How fast are homes going under contract?
The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. In ZIP 89014, 27% did. ZIP 89015 was close at 24.7%. ZIP 89011 and ZIP 89012 each hit 24.4%. ZIP 89044 was the slowest at 18.3%. That means price and presentation still matter. Well-priced homes in most ZIP codes find a buyer in two weeks or less about one in four times.

The wider picture: rates and price cuts
Mortgage rates are a real headwind. Realtor.com reported that rates surged above 7% in September 2026 for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Henderson is not immune to those pressures. Homes are taking longer to sell in several ZIP codes compared to a year ago.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Henderson's stronger ZIP codes are outpacing that national figure. The weaker ones are not. That gap is worth knowing before you price a home or make an offer.
