The one fact that changes what you should do: the Real Estate Data Aggregator counted 845 homes for sale across Green Valley, Seven Hills, and MacDonald in the three months ending August 31, 2026. That is up 8.2% from a year before. More supply means buyers have real choices. Sellers still have active demand, but pricing sharply matters more than it did.

At the same time, Realtor.com reported that active listings across the country reached 1.16 million in September 2026. The local rise fits a wider pattern. More homes are sitting on the market everywhere.

Here is the honest part: sales slipped just 0.5% across the three ZIPs combined, according to the Real Estate Data Aggregator. That is nearly flat. Demand did not fall off a cliff. Buyers are still out there.

How each ZIP is reading differently

The Real Estate Data Aggregator shows that 89074 (Green Valley) had a median sale price of $445,000, down 9.6% from a year before. That is the sharpest price dip of the three. Sellers here need to watch their number closely.

ZIP 89012 (Seven Hills) moved the other way. The Real Estate Data Aggregator put the median sale price at $587,500, up 10.5% year over year. Homes there took a median of 66 days to sell, which is 14 days longer than a year before. Prices rose, but buyers took more time.

ZIP 89052 (MacDonald) sat in the middle at $649,950, up 8.3%, with a median of 58 days on market. That is actually 2 days shorter than a year before, per the Real Estate Data Aggregator.

What the wider picture adds

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That raises the monthly cost for buyers. It also slows some decisions.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Locally, sellers who price too high are feeling that same pull.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. The local picture is mixed, with 89074 pulling below that line and 89012 and 89052 running well above it.

What this means for sellers

The Real Estate Data Aggregator shows sale-to-list ratios of 98.3%, 97.5%, and 97.1% across the three ZIPs. Homes are selling close to asking price, but not above it in most cases.

In 89074, only 12.3% of homes sold above list price, per the Real Estate Data Aggregator. In 89052, that share was 6.8%. Pricing right from day one matters more than it did a year ago.

What this means for buyers

More inventory is real help. The Real Estate Data Aggregator counted 228 homes for sale in 89074, 255 in 89012, and 362 in 89052. That is genuine choice across price points.

In 89012, 24.4% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. The fastest homes still move fast. Do not assume extra time means no competition.
