Summerlin sales rose even as fewer homes came to market
Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 1,177 homes sold across Summerlin in the three months ending August 31, 2026. That is up 14.8% from the same months of 2025. At the same time, homes for sale fell 6.6% and new listings dipped 1.8%. More sales, less choice. That combination puts pricing and timing at the center of every decision.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Summerlin is moving differently. Inventory here shrank while sales grew. That is not the national picture.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Here, buyers are still paying close to list. That gap matters when you set your price.
Each ZIP code tells its own story
The overall Summerlin numbers look steady. But each ZIP code moved in its own direction. Some saw prices climb. One saw prices fall. Knowing which ZIP you are in changes everything.
Where prices moved most
ZIP 89135 had the highest median sale price. The Real Estate Data Aggregator put it at $877,500, up 11.1% from a year before. That is a real gain.
ZIP 89144 went the other way. The Real Estate Data Aggregator showed a median of $525,000, down 10.3%. Homes sold there fell 11.6% too. Not every part of Summerlin moved up.
ZIP 89128 also saw its median dip, to $387,500, down 6.6% per the Real Estate Data Aggregator. Still, buyers there paid 98% of list price on average, and 11% of homes sold above list. That is a mixed picture worth watching.
Speed: some ZIPs moved faster than others

- 289117 – Las Vegas, NV52 days
- 389144 – Las Vegas, NV56 days
- 489128 – Las Vegas, NV63 days
- 589135 – Las Vegas, NV65 days
- 689134 – Las Vegas, NV67 days
- 789138 – Las Vegas, NV70 days
ZIP 89145 had the shortest wait. The Real Estate Data Aggregator showed a median of 49 days on market. ZIP 89138 took the longest at 70 days, 11 days more than a year before.
Days on market grew in most ZIPs compared to 2025. That is an honest admission. Homes are still selling, but buyers are taking a little more time.
Quick contracts: one ZIP stood out
ZIP 89145 had 35.3% of homes go under contract within two weeks of listing, per the Real Estate Data Aggregator. That is up 10.8 points from 2025. ZIP 89117 was close behind at 31.3%, up 13.4 points.
ZIP 89135 was at the other end. Only 17.2% of homes there went under contract within two weeks, down 17.3 points from 2025. That is the sharpest drop of any ZIP in Summerlin.
The national backdrop
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Several Summerlin ZIPs beat that pace. Some did not.
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Redfin put the weekly average at 7.32% for the four weeks ending October 25, 2026. Higher rates slow some buyers. Summerlin still saw more closings, but that rate environment is real.
Redfin also reported a median monthly mortgage payment of $2,786 for the same period. That number shapes what buyers can offer. It is worth keeping in mind when you think about your list price.
Supply: most ZIPs tightened
ZIP 89134 had the tightest supply. The Real Estate Data Aggregator showed 3.3 months, down 2.4 months from 2025. Sales there jumped 46.2% year over year.
ZIP 89144 had the most supply at 5.3 months, and it was the only ZIP where supply grew, up 0.4 months. That lines up with its slower sales and lower prices.
- Summerlin sold more homes in the three months ending August 31, 2026, even as inventory fell.
- The Real Estate Data Aggregator counted 1,177 sales, up 14.8%.
- But the story splits sharply by ZIP.
- Prices rose double digits in 89135 and fell double digits in 89144. Days on market, supply and quick-contract rates all differ street by street.
- One number for all of Summerlin does not tell your home's story.
